Terms And Conditions

Service Terms and Conditions: CALIFORNIA STEAM CO.

These Terms and Conditions constitute a legally binding agreement between the client (hereinafter referred to as "Client") and CALIFORNIA STEAM CO., located in Laguna Hills, California. By scheduling a service, the Client agrees to be bound by the following terms consistent with Orange County industry standards.



1. Cancellation and No-Show Policy

To maintain our scheduling integrity for all Orange County residents, CALIFORNIA STEAM CO. requires a minimum notice for all cancellations or rescheduling.

  • Notice Period: Cancellations must be made at least 48 hours prior to the scheduled appointment time.
  • Cancellation Fee: Cancellations made within 24–48 hours of the appointment, or "no-shows" (where the technician is unable to access the property at the scheduled time), will incur a fee of 50% of the estimated service cost or a minimum flat rate of $59, whichever is greater.
  • Access & Safety: If a technician arrives and finds the property inaccessible or deems the environment unsafe for equipment or personnel, the service will be cancelled, and the standard cancellation fee will apply.


2. Satisfaction Guarantee & Refund Policy

At CALIFORNIA STEAM CO., we prioritize quality results. Our policy focuses on re-cleaning rather than cash refunds.

  • Reporting Window: Any dissatisfaction regarding moisture levels must be reported within 24 hours. Issues regarding spots, odors, or general cleanliness must be reported within 5 days of service.
  • Re-Clean Service: If the Client is unsatisfied, we will provide a one-time complimentary re-cleaning of the specific affected areas. This must be scheduled within 30 days of the original service.
  • Discretionary Refunds: Cash refunds are not standard and are only evaluated on a case-by-case basis at the sole discretion of management, typically only after a re-cleaning attempt has failed to resolve an extreme issue.
  • Deposits: All booking deposits are non-refundable.


3. Liability Limitations & Pre-Existing Conditions

CALIFORNIA STEAM CO. utilizes professional-grade equipment and solutions; however, the Client acknowledges the following limitations:

  • Pre-existing Damage: We are not responsible for damage resulting from improper carpet installation, underlying floor defects, or "wear-and-tear" (such as fraying or thinning) that becomes visible after soil removal.
  • Permanent Staining: While we strive for excellence, complete removal of all stains or odors is not guaranteed. Some substances permanently alter carpet fibers; previous DIY cleaning attempts by the Client may also set stains permanently.
  • Property Movement: Technicians are not responsible for damage to furniture or items not moved prior to arrival, or for breakage of fragile items left in the work area.


4. Payment Terms

  • Payment is due in full upon completion of the service unless otherwise arranged in writing.
  • We accept standard payment methods common to the Laguna Hills and greater Orange County area.


Note to Client: Please ensure all pets and children are kept away from equipment and treated surfaces until completely dry (typically 6–12 hours) to ensure safety and prevent re-soiling.


Customer Preparation Checklist

To ensure we provide the deepest clean possible and protect your home, please follow these guidelines before your technician arrives at your Laguna Hills property.


1. Clear the Area

  • Small Items: Please remove all small items from the floor, including toys, shoes, plants, and area rugs that are not being cleaned.
  • Breakables: Remove all fragile items (vases, lamps, picture frames) from any furniture you would like us to move or clean under.
  • Closets: If we are cleaning closets, please clear the floor space entirely.


2. Pre-Vacuuming

  • Debris Removal: While our process includes high-powered extraction, we ask that you perform a quick surface vacuuming to remove hair, loose dirt, and larger debris. This allows our equipment to focus on the deep-set soil.


3. Furniture Management

  • Large Furniture: Our technicians can move light sofas, chairs, and tables. However, we cannot move heavy or oversized items such as:
    • Entertainment centers, pianos, china cabinets, or beds.
  • Electronics: Please disconnect and remove all electronics (TVs, gaming consoles, computers) from any furniture being moved.


4. Safety & Access

  • Pets & Children: For their safety and to prevent accidental slips or trips, please keep pets and children in a separate area until the cleaning is complete and the carpet is dry.
  • Entry: Ensure someone is present to provide access or provide clear instructions for entry (gate codes, hidden keys, etc.).
  • Parking: If possible, please leave a space in your driveway or directly in front of your home for our service van, as we utilize truck-mounted equipment.


5. Identify Problem Areas

  • Spot Check: Point out specific stains, odors (pet accidents), or high-traffic areas to your technician upon arrival. Knowing the source of a stain helps us choose the most effective treatment.


Post-Cleaning Care

Walking on Damp Carpet: You may walk on the carpet immediately after cleaning, but please wear clean rubber-soled shoes or socks. Avoid walking from damp carpet onto hard surfaces (tile/wood) as they will be extremely slippery.
Drying Time: Keep your HVAC system running or use ceiling fans to circulate air. Average drying time is 6–12 hours depending on humidity and airflow.
